Effective Date: September 16, 2026
Last Updated: September 17, 2026

Welcome to Seal the Deal CA. These Terms of Service (“Terms”) govern your use of the Seal the Deal CA website and your interactions with services offered through the website.

By accessing this website, submitting an inquiry, scheduling an appointment, or requesting services through the website, you agree to these Terms.

1. About Seal the Deal CA

Seal the Deal CA provides professional administrative and support services, which may include:

  • Real estate transaction coordination
  • Loan signing services
  • Mobile notary services
  • Field services
  • File and administrative support
  • Wedding officiant services
  • Other related administrative or professional support services offered from time to time

Availability, pricing, geographic service areas, and specific terms may vary by service.

2. Website Information

Information provided on this website is for general informational and business purposes.

While Seal the Deal CA makes reasonable efforts to provide accurate and current information, website content is not guaranteed to be complete, error-free, or appropriate for every particular situation.

Website content may be updated, modified, or removed at any time.

3. Service Agreements

These Terms govern use of this website and general interactions with Seal the Deal CA.

Certain services may also require a separate service agreement, work order, engagement agreement, confirmation, invoice, signing order, or other written terms (“Service Agreement”).

When a Service Agreement applies, that agreement governs the specific services covered by it. If a provision of a Service Agreement conflicts with these Terms regarding those specific services, the Service Agreement will control.

Scheduling an appointment, submitting an inquiry, or requesting information does not necessarily create a continuing service relationship or obligate Seal the Deal CA to accept an engagement.

4. Transaction Coordination Services

Transaction coordination services provided by Seal the Deal CA are administrative in nature and are intended to support real estate professionals and their transactions.

Unless expressly stated otherwise in writing and permitted by applicable law, Seal the Deal CA does not act as a real estate broker or salesperson and does not perform activities requiring a real estate license.

Transaction coordination services do not include:

  • Negotiating the price or terms of a real estate transaction
  • Advising a buyer, seller, or other party regarding whether to enter into, modify, or terminate a transaction
  • Providing legal interpretations of contracts or transaction documents
  • Providing legal, tax, financial, lending, or brokerage advice
  • Making decisions that are the responsibility of a licensed real estate professional, broker, attorney, lender, escrow holder, title professional, or other licensed professional

The responsible real estate licensee and broker remain responsible for licensed activities, supervision, substantive transaction decisions, and final review or approval when required.

California DRE guidance specifically provides that unlicensed administrative personnel may assist with matters such as preparing documents under licensee supervision, coordinating delivery and signatures without discussing the substantive significance of documents, communicating about when reports or services will be completed, and reviewing documentation for completeness when the final compliance determination remains with the broker or licensee.

5. Client and Agent Responsibilities

Clients are responsible for providing complete, accurate, and timely information reasonably necessary for Seal the Deal CA to perform requested services.

For transaction coordination services, the responsible agent, broker, or other licensed professional remains responsible for:

  • Accuracy and legal sufficiency of transaction documents
  • Negotiations and substantive communications requiring a license
  • Compliance with brokerage policies
  • Required disclosures
  • Advice provided to clients
  • Final review and approval of transaction documents
  • Decisions regarding contractual rights, obligations, deadlines, and remedies

Seal the Deal CA may rely upon information and instructions provided by the client, agent, broker, escrow holder, lender, title company, or other authorized transaction participant unless there is a reasonable basis to believe otherwise.

6. Deadlines and Transaction Information

Seal the Deal CA may assist with tracking dates, documents, signatures, contingencies, communications, and other transaction milestones as part of an agreed service.

However, transaction participants and responsible licensed professionals remain responsible for independently reviewing their contracts and ensuring compliance with legally or contractually binding deadlines.

Seal the Deal CA does not guarantee that third parties will respond, provide documents, perform services, or complete obligations by any particular deadline.

7. Notary Public Services

Notarial services are performed in accordance with applicable California law.

A California notary public verifies matters authorized by law, such as the identity of a signer and completion of the appropriate notarial act. A notarization does not establish that the contents of a document are true, legally valid, or enforceable.

Seal the Deal CA does not provide legal advice and cannot advise a signer regarding which notarial act should be selected when that determination would constitute legal advice.

California's required acknowledgment and jurat language expressly provides that the notarial officer verifies the identity of the signer, not the truthfulness, accuracy, or validity of the underlying document.

A valid, satisfactory form of identification and the personal appearance of the signer may be required as provided by law.

Seal the Deal CA may decline to perform a notarization when required or permitted by applicable law.

8. Notary and Travel Fees

California notarial fees will not exceed amounts permitted by applicable law.

Separate fees may apply for services that are not notarial acts themselves, including permitted travel, convenience, printing, courier, or other ancillary services when disclosed and agreed upon.

California currently permits a maximum fee of $15 for each signature acknowledged and $15 for administering an oath or affirmation and executing a jurat, while certain specified notarizations must be performed without a notarial fee.

Applicable fees will be communicated before or in connection with the requested service.

9. Loan Signing Services

Loan signing services may include presenting documents for execution, identifying signature or initial locations, facilitating execution of the signing package, performing authorized notarial acts when required, and returning completed documents according to applicable instructions.

Loan signing services do not include legal, financial, lending, title, escrow, or tax advice.

Questions concerning the meaning, financial effect, legal effect, accuracy, loan terms, interest rate, payment obligations, or other substantive provisions of documents may be referred to the appropriate lender, title company, escrow professional, attorney, or other authorized professional.

10. Field Services

Field services or inspections offered by Seal the Deal CA are limited to the scope specifically requested and accepted for the applicable assignment.

Unless expressly agreed otherwise in writing, field services are observational and administrative and are not professional property inspections, appraisals, engineering evaluations, environmental assessments, code inspections, or guarantees regarding the condition, value, safety, habitability, or legal compliance of a property.

11. Wedding Officiant Services

Wedding officiant services are subject to availability, location, applicable legal requirements, and any separate service terms provided at booking.

Clients are responsible for obtaining a valid marriage license before the ceremony and for satisfying all requirements applicable to obtaining that license.

Seal the Deal CA will review the marriage license before solemnizing the marriage, complete the officiant portion following the ceremony, and return the completed license to the appropriate county office within the period required by law.

Clients are responsible for requesting and paying for certified copies of the registered marriage certificate from the appropriate government office if desired.

Seal the Deal CA is not responsible for errors, omissions, expiration, or other deficiencies in a marriage license resulting from information supplied by the couple or the issuing government agency.

12. Appointments and Scheduling

Appointments may be scheduled through our website or a third-party scheduling provider.

Appointment availability is not guaranteed until the appointment has been accepted or confirmed.

Clients should provide accurate contact and service information when booking.

Certain services may require additional confirmation, documentation, payment, location information, or a separate Service Agreement before work begins.

13. Cancellations and Rescheduling

We ask that appointments be canceled or rescheduled at least two (2) hours before the scheduled appointment time.

Appointments involving travel may be subject to applicable travel or other agreed fees if cancellation occurs after travel has begun.

Different cancellation, termination, or failed-transaction provisions may apply to transaction coordination or other contracted services when specified in the applicable Service Agreement.

If those terms differ from this general website policy, the applicable Service Agreement controls.

14. Pricing and Payment

Prices may vary according to the service requested, scope of work, location, transaction type, travel requirements, complexity, or other relevant circumstances.

Pricing displayed or discussed before an engagement may be subject to confirmation based upon the actual requested scope.

Payment terms applicable to transaction coordination or other contracted services may be established in a separate Service Agreement or invoice.

Clients are responsible for charges they authorize for requested and completed services.

15. Failed or Canceled Real Estate Transactions

The cancellation, termination, expiration, or failure to close of a real estate transaction does not automatically determine whether fees are owed to Seal the Deal CA.

Any fee waiver, cancellation policy, failed-transaction policy, or payment obligation applicable to transaction coordination services will be governed by the applicable Service Agreement.

Fees for separately requested or completed à la carte services may be treated separately from transaction coordination fees as provided in that agreement.

16. No Professional Advice

Nothing on this website, and no administrative service provided by Seal the Deal CA, constitutes legal, tax, accounting, investment, financial, lending, real estate brokerage, appraisal, engineering, or other professional advice unless Seal the Deal CA expressly identifies a separately licensed service and is legally authorized to provide it.

Users should consult the appropriate licensed professional regarding matters requiring professional advice.

17. Third-Party Services

Seal the Deal CA may use or link to third-party services for functions including scheduling, payments, electronic signatures, communications, document management, transaction management, maps, or other business operations.

Third-party services operate according to their own terms and privacy practices.

Seal the Deal CA is not responsible for the availability, operation, security, content, or independent acts of third-party websites or service providers except to the extent required by applicable law.

20. Disclaimer of Warranties

To the fullest extent permitted by applicable law, this website and its content are provided on an “as available” basis.

Seal the Deal CA does not guarantee uninterrupted website availability, error-free operation, or any particular business, transaction, financial, legal, lending, property, or closing outcome.

Nothing in these Terms excludes any warranty, right, or remedy that cannot lawfully be excluded.

21. Limitation of Liability

To the fullest extent permitted by applicable law, Seal the Deal CA will not be liable for indirect, incidental, special, exemplary, or consequential damages arising solely from use of or inability to use this website.

Nothing in these Terms is intended to exclude or limit liability that cannot legally be excluded or limited under applicable law.

Any liability arising from separately contracted professional services is subject to the applicable Service Agreement and applicable law.

22. Indemnification

To the extent permitted by applicable law, you agree to indemnify and hold harmless Seal the Deal CA from third-party claims, losses, or expenses arising from your unlawful use of the website, your intentional misrepresentation of information submitted through the website, or your infringement of another person's rights.

Nothing in these Terms eliminates rights or remedies that cannot lawfully be waived.

25. Severability

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law.

26. Changes to These Terms

Seal the Deal CA may update these Terms periodically to reflect changes in services, business practices, technology, or applicable law.
